Major Office Sales Fall by Nearly Half
The residential real estate debacle has morphed into the commercial sector with the worst yet to come. After many years of development and leasing success, lease rates are flat, vacancies are rising and the new construction cycle has ended. Deal flow and values are reflecting this decline.
The London Group Commercial Survey of office sales valued at $10 million or more counts 34 deals valued at $1.4 billion and totaling 4 million square feet in fiscal 2008 that ended June 30. Both the deal total and dollar amount are down significantly from the 52 deals valued at $2.8 billion and totaling 7.7 million square feet recorded in fiscal 2007....Click here to read more.

Battle for the Bay Front: Downtown's Last Remaining Frontier
The San Diego Association of Governments board recently came out against Proposition B, the Nov. 4 ballot measure that proposes the creation of a 96-acre platform over the Tenth Avenue Marine Terminal to facilitate development. The board is in good company-the city and port also oppose the concept.
Backers say the deck would allow for the development of a sports arena, a stadium or other major projects. They say that it is feasible from an economic and engineering standpoint. Yet, most public officals worry the deck would undermine the commerical and logistical value of the terminal, which serves the waterfront cargo trade.

What the Freddie-Fannie Takeover Means to San Diegans
Last week’s government takeover of the mortgage lending giants Freddie Mac and Fannie Mae matter more to the San Diego region and all of urban, coastal California than to other less dynamic regions.
These entities, which are invested in or guarantee roughly three-quarters of our nation’s mortgages, are the buyers of first trust deeds — consumer home loans — functioning in their role as “secondary market” financiers.

Is Downtown Civic Center Development Proposal Worth the Risk?
The proposed development of the 2 million-square-foot San Diego Civic Center project — which would include offices, retail, residential and hotel space — might be the most risky project ever conceived in downtown San Diego. It might be worth it.
One element of the project, the almost 1 million square feet of commercial office space, as part of Portland, Ore.-based Gerding Edlen’s proposal, would represent 8 percent of total existing office space downtown, if they are to successfully build the project in three phased towers, as proposed from 2012 through 2019.
The key to the project’s fiscal defense is tied to the successful development of these towers.
Yet, the downtown commercial office market share has dwindled from 15.3 percent of the region in 1999 to 12.3 percent in 2008, a period of time when 10.7 million square feet of office space has been added throughout San Diego County, creating a total of 105 million square feet....Click here to read more.

Look to the Future, It's a Bargain Basement Economy
When conditions appear the darkest, it is actually a good time to think about the future. The cataclysmic economic events of the past two weeks cause me to think about the recovery phase of the market. I cannot know whether a $700 billion government bailout is the elixir. While the problem we are dealing with is gargantuan, the explanation is not complicated.
A very large amount of bad loans were made to people who were not qualified. The loans were made by entities that took a fee and/or profit, and then downloaded the problem to investors.
