The fourth quarter of 2007 saw the end of Beijing and Shanghai’s housing boom. As transaction volumes plummeted by as much as 25 and 40 percent from July to August 2008 and by 67 and 70 percent year on year in Beijing and Shanghai respectively, developers’ are having to offer buyers’ massive discounts to boost sales of new units. According to CCTV, last month’s (August), average daily turnover in Beijing was a meagre 150 units which in Beijing standards is a new all time low.Secondhand properties are also not doing well with a year-on-year decline of 10-15 percent in August, sellers have having to make price cuts by as much as 5 percent.The situation at the moment is that it is a buyers’ market in housing in 1st tier Chinese cities with more and more potential buyers waiting to see if there would be further price drops to pick up properties at bargain prices. A Buyers’ Market in Canada at the Moment
According to a recent press release by the Canadian Real Estate Association (CREA), the number of new listings of homes for sale in Canada have reached an all time high of 80,147 units in the month of July, up 1.4 per cent from June. Whilst the provinces of Ontario, Quebec and Manitoba recorded the most growth activity, new listing levels in Alberta fell from the all time high earlier in March.It appears the increase in the stock levels of Canadian property is attributed to home owners’ rushing to take advantage of Canada’s currently high house prices by putting their homes on the market in the hope for a quick profit.Although this is not a property glut situation, more units in the Canadian housing market indicates more choice and options for prospective buyers, making it more of a a buyers’ market at the moment.Buyer should be cautious that the national statistics do not not hold true in all provinces. Amidst the gloomy conditions and depressing headlines surrounding the Spanish housing market, a recent FT report shows that high end real estate still appears to be holding strong. In the last six months, Savills’ Costa del Sol office have had two €7m sales, one to an Englishman and one to a Gibraltarian, a €5.5m sale to an Englishman and a €5m one to a Russian.While the mass market is suffering from a glut of new properties, the high-end Spanish property sector is characterised by well-heeled, cash paying high net worth individuals unaffected by high interest rates and mortgage restrictions. The latest Jones Lang LaSalle Real Estate Transparency Index has been significantly enhanced. According to the report, it is clear that overall transparency has clearly improved since the last survey in 2006.27 out of a total 56 markets have improved their score and out of those, eight countries moved up one full transparency tier.OverviewThe biggest transparency improvements were found in Dubai, Romania, Ukraine, and Russia. Venezuela is the only country overall whose transparency is lower this time around. On average, Europe’s transparency is higher than in the regions of Africa and the Middle East.The biggest improvements seen this year were in Vietnam, China (PRC) and India.Africa’s and regions in the Middle East attract more global attention from property investors which brings the transparency issue to the forefront of the regional governments agendas.In Latin America it was Panama and Brazil that received the largest transparency overall.Asia PacificThe 2008 transparency survey included sixteen countries in a Asia Pacific region.
