Through partnerships, and
correspondent relationships with national lenders,
institutional investors, private lenders, and
associated groups, we help facilitate the working
relationship of all the parties, keeping
negotiations on-track and moving forward at all
times.
We earn SUCCESS FEES - not up-front fees. We only
make money if our clients obtain the funding they
are seeking.
We provide services to a few clients at any time. We do not
troll for leads and them shovel them to our partners - instead
we focus on providing a select few pre-qualified projects to our
funding sources - projects that have a better than average
chance of success. We act as a clearing house for very
intelligent investments on behalf of our funding partners, and a
great source of qualified leads to the projects that are
accepted for representation.
We look at each project
independently. Some are appropriate for funding sources that are
available, others are not. It's a judgment call, and we reserve
the right to make that call on all ventures. Many projects are
not appropriate, or need to be approached in a different way. We
work with our partners to come up with suggestions for
improvements in the plans, as well as alternatives that you
should consider.
Most of our rewards come from success fees. When arranging
commercial loans we are rewarded with a small percent of the
loaned amount. This is arranged in advance with full disclosure.
The fees charged are similar to the closing costs found in most
commercial loans. Regardless of the company or individual
history involved with the business, there is no absolute
insurance of success. Therefore, we must also charge a small
application/retainer fee.
In the case of assisting clients with equity investments we also
receive our primary compensation based upon success. All terms
will be spelled out specifically in the contract. We also charge
a monthly retainer fee for most equity work.
